1. About PlotNua
PlotNua is an independent website operated by Colin MacAulay. It explores new possibilities for residential property in Ireland and helps homeowners discover ideas, information and, where appropriate, independent suppliers or service providers.
PlotNua also includes interactive tools, such as Your Plot. These tools can use information a homeowner provides about their property and their preferences in order to show ideas and options that may be relevant to them.
Options saved to My Plot are held in the visitor's own browser, on the device being used at the time. This is not a PlotNua account, and clearing browsing or site data may remove saved options.

2. Acceptance of These Terms
Use of the PlotNua website constitutes acceptance of these Terms. If you do not agree with them, you must stop using the website.
Additional terms may apply in future if PlotNua introduces specific paid products, services, accounts, memberships or commercial arrangements.
3. General Information Only
PlotNua provides general information, ideas and inspiration. Website content is not:
- architectural advice;
- engineering advice;
- planning advice;
- legal advice;
- tax advice;
- financial advice;
- property valuation advice; or
- a substitute for professional assessment.
Visitors should obtain appropriate independent professional advice before making decisions involving property, planning, construction, finance, tax, insurance or legal obligations.
4. No Guarantee That an Idea Is Suitable
Every property, site and personal circumstance is different. An idea featured on PlotNua may not be suitable, lawful, financially viable or technically possible for a particular property.
Suitability may depend on matters including:
- planning requirements;
- building regulations;
- title restrictions;
- site access;
- structural conditions;
- utilities;
- insurance;
- taxation;
- financing;
- local conditions; and
- professional assessment.
Visitors are responsible for verifying all relevant requirements before acting.
5. Accuracy and Availability of Information
Reasonable efforts are made to keep content useful and current. However:
- laws, regulations, grants, tax rules, market conditions, supplier offerings and prices may change;
- content may contain errors or become outdated;
- website availability may occasionally be interrupted; and
- PlotNua does not guarantee that all content will always be complete, current or error-free.
Material changes or corrections may be made without prior notice.
6. Independent Suppliers and Third Parties
Suppliers, advisers, platforms and service providers featured or linked through PlotNua are independent third parties. PlotNua does not control their:
- work;
- pricing;
- availability;
- licensing;
- insurance;
- qualifications;
- representations;
- contracts; or
- performance.
Visitors must carry out their own checks before entering into any agreement. Any contract for goods or services is directly between the visitor and the relevant third party unless expressly stated otherwise. PlotNua is not a party to that separate agreement.
7. Supplier Enquiries and Introductions
Where a visitor chooses to send an enquiry to a supplier through PlotNua, PlotNua is passing on a message at that visitor's request. PlotNua is not the seller, manufacturer, installer or contractor, and is not acting as agent for either party.
PlotNua does not guarantee that:
- a supplier will reply;
- a quotation will be provided;
- a product is available;
- a price will be held; or
- any work will be carried out or completed.
Suppliers set their own prices, terms and timelines.
Any contract that follows is between the visitor and the supplier. PlotNua is not a party to it and has no role in its performance.
A supplier taking part in a PlotNua pilot or enquiry programme is not endorsed, certified, vetted or recommended by PlotNua. Sections 3, 4 and 6 apply in full.
8. Referrals, Partnerships and Commercial Relationships
PlotNua's research and its recommendations are kept separate from any commercial relationship. Whether a supplier pays PlotNua, takes part in a pilot, or has any commercial arrangement with PlotNua does not affect how its products are matched, compared, ranked, recommended or assessed on this website. Commercial arrangements apply only after a homeowner has independently chosen to contact a supplier.
PlotNua may receive referral fees, commissions, sponsorship or other commercial compensation from selected suppliers or partners.
- PlotNua will not charge visitors an additional referral fee unless this is clearly disclosed in advance. Suppliers and partners remain responsible for setting their own prices.
- Paid or sponsored relationships will be identified where relevant.
- Inclusion on PlotNua is not an absolute guarantee of suitability, quality or performance.
- Visitors remain responsible for deciding whether a provider is appropriate for their needs.
9. No Endorsement by Default
A link, mention, profile, case study or inclusion in a Discovery does not automatically amount to a legal endorsement, warranty or guarantee.
The same applies to anything Your Plot produces. Matches, rankings and comparisons are generated from the information a homeowner has supplied and from PlotNua's own research and data. They are intended to help a homeowner think about their options.
They are not professional advice, and they are not a guarantee that a product, supplier or option is suitable for a particular homeowner or a particular property. Sections 3 and 4 apply to them in full.
Where PlotNua expressly identifies a provider as a partner or sponsored participant, that relationship should still be assessed alongside the visitor's own due diligence.
10. User Enquiries and Communications
Visitors must provide accurate information when contacting PlotNua. They must not submit:
- unlawful content;
- threatening or abusive messages;
- malware;
- misleading information;
- unsolicited bulk advertising; or
- content that infringes another person's rights.
PlotNua may decline to respond to abusive, fraudulent, irrelevant or unlawful communications.
11. Intellectual Property
Unless otherwise indicated, the PlotNua website and its original written content, branding, logos, page designs, graphics, illustrations, photographs and Discovery concepts and presentation are owned by Colin MacAulay or licensed for use on the PlotNua website, and are protected by applicable intellectual property laws.
Visitors may view and print reasonable extracts for personal, non-commercial use. They may not reproduce, republish, commercially exploit, scrape, systematically extract, modify or redistribute substantial parts of the website without prior written permission.
Third-party names, photographs, trademarks and materials remain the property of their respective owners.
12. Acceptable Use
Visitors must not:
- use the website unlawfully;
- interfere with its operation or security;
- attempt unauthorised access;
- introduce malicious code;
- impersonate another person;
- use automated systems in a way that places an unreasonable burden on the website;
- scrape or copy substantial content for commercial use; or
- use PlotNua material in a misleading or deceptive manner.
Access may be restricted where reasonably necessary to protect the website, its users or its rights.
13. External Links
The website may contain links to third-party websites and social-media services. External links are provided for convenience and information.
PlotNua is not responsible for the content, availability, security, accuracy or privacy practices of external websites. Visitors use external websites subject to their own terms and policies.
14. Limitation of Liability
To the fullest extent permitted by law, PlotNua will not be responsible for losses arising solely from:
- reliance on general website information without obtaining appropriate professional advice;
- decisions or contracts made with independent third parties;
- changes in laws, regulations, prices or market conditions;
- temporary website unavailability; or
- external websites outside PlotNua's control.
Nothing in these Terms excludes or limits liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any liability that cannot lawfully be excluded.
Nothing in these Terms affects any rights or remedies that cannot be excluded or limited under applicable law.
15. Responsibility for Misuse
Visitors may be responsible for reasonably foreseeable loss caused by their deliberate unlawful misuse of the website or infringement of another person's rights.
16. Changes to the Website
PlotNua may update content, introduce or remove features, revise Discoveries, change third-party relationships, or suspend parts of the website.
Reasonable efforts will be made to avoid unnecessary disruption, but continued availability of every feature is not guaranteed.
17. Changes to These Terms
These Terms may be updated as PlotNua develops or legal requirements change. Revised Terms will be published on this page.
Where changes materially affect an existing paid or contractual relationship in future, appropriate notice will be provided where required.

19. Governing Law and Jurisdiction
These Terms are governed by the laws of Ireland. Subject to any mandatory rights available to consumers, the courts of Ireland will have jurisdiction over disputes relating to these Terms or use of the website.
20. Severability
If any part of these Terms is found unlawful or unenforceable, the remaining provisions will continue to apply to the extent permitted by law.
