What does it change day to day?
Less than you would expect, and more than you would expect.
Day to day, it is a machine. It needs power, it needs servicing on a schedule, and it needs a plan for the day it stops with a car inside. That is a solvable problem, but only if it was designed in beforehand.
What changes is the ground. Whatever the cars were occupying is available again — as garden, as planting, or simply as somewhere to walk to the door without turning sideways.
The frontage reads differently. A house whose first impression is its own architecture, rather than two parked cars, looks like a different house.
A car that is enclosed or below ground is not on the road and not on view. Weather stops mattering.
Before You Start
What should you think about before you start?
Start with five questions about your own property.
How much of the frontage is now given over to standing cars? Are any of them cars you would rather not leave in open view? Would you accept a garage in the position a garage would have to occupy? Does the ground fall away anywhere, or is there already a basement level? And if the cars were not visible from the road, what would you want to be?
Then the things that decide it.
Groundwater is the first conversation, not a late one. A chamber under an Irish garden is a permanently buoyant box in ground that is wet for much of the year. Where the winter water table sits high, keeping a pit dry and in place stops being routine. This is the constraint most likely to end a project, and it should be asked about on day one.
The excavation sets the budget, not the equipment. Equipment prices are broadly knowable. Digging, structure, waterproofing and drainage are specific to your site and are frequently the larger number. Any quote for a lift on its own is a fraction of a total.
Planning is almost certainly engaged. The exemption that covers a driveway is for a hard surface — to the front or side of the house, for parking no more than two cars — and it holds only where ground level changes by no more than one metre. A lift pit is typically two to three metres, so the exemption is exceeded several times over before anything else is considered. And it exempts the surface, not the machinery standing in it. A Section 5 Declaration from your local authority gives a formal determination for your specific proposal.
Your development plan carries as much weight as the regulations. Dublin City, for example, requires a Basement Impact Assessment with every application including a basement, and a ground investigation report as part of it. It does not in general support basements close to protected structures, applies a general presumption against basements in Zones of Archaeological Interest, and applies a general restriction against basements below the estimated flood levels for Flood Zones A or B. It also expects a domestic basement to stay within the footprint of the original house, no deeper than one storey, and generally over no more than half the garden. Other authorities set their own. Check the plan that governs your address, not Dublin’s.
A neighbour’s foundations are closer than they look. On terraced and semi-detached houses the dig happens within metres of the house next door. That is a professional question and a neighbour question at the same time.
Water that used to soak away needs somewhere to go. Replacing permeable ground with a sealed chamber changes how the site drains.
Measure the car before pricing the system. Specifications differ sharply between systems, so check against the model rather than the category. Capacity is commonly around 2,000kg per space and lengths sit near five metres, but height limits range from about 1.5m on some systems to over two metres on others. Many SUVs are near the ceiling on the generous ones and beyond it on the rest, most vans exceed it, and a large electric car can approach the weight limit.
On cost, plainly. No Irish supplier publishes prices, and we are not going to invent a range. Published international figures for lift units alone have run from roughly $12,000 to $60,000 and above depending on type, and one reported UK quotation came to £33,000 plus VAT plus groundworks — and that last phrase is where the real number lives. Both are indicative, neither is Irish, and neither is recent enough to quote at a supplier. Every Irish installer quotes after a survey, and they are right to.
Two things make the numbers meaningfully better: a sloping site, where a lift or garage can be driven into a level change that already exists instead of dug out of flat ground; and work already underway, where plant and access are being paid for anyway.
Treat this as a major property investment, on the scale of an extension rather than a parking accessory.
And the honest limit. This is the most permission-dependent and most site-dependent thing PlotNua covers. For a great many houses the answer will be no, and that is a perfectly good answer to have early rather than late.

The market here is thin
The technology is mature. The Irish experience of it is not.
Very few people in this country have done this work at a private house. That is not a reason against it. It is a reason to ask any supplier what they have actually built, and to see it.
Where it came from
Stacked and lowered parking was developed in cities where land ran out first — Tokyo, Munich, Zurich — and it has been ordinary engineering there for decades.
What was built for dense city centres is now being specified at the scale of a single house.
Why this might matter later
Irish plots are not getting bigger and cars are not getting fewer.
The question a homeowner asks about the front garden has been the same for thirty years: how much more hardstanding can I add? The useful question may turn out to be a different one. Whether the cars need to be visible at all.

Can I really fit two cars in one space?
Yes, and it is the most established of these technologies. A stacker parks one car above another, and the outdoor type used at houses stands only about a metre and a half above ground because most of it sits in a shallow pit. Of the approaches here it asks least of the site. It is not, however, a way around planning — see the next question.

What happens if the lift fails with the car underground?
A real scenario and a solvable one. Systems are specified with manual or backup release, and servicing contracts exist for this. The point is that it has to be designed in and asked about before purchase. Ask any supplier directly what happens on power loss.
Can this work where the water table is high?
Sometimes, and it is the question to ask first. A chamber below ground in wet Irish soil needs tanking, drainage and sometimes permanent pumping. Where the winter table sits close to the surface the engineering escalates sharply. A ground investigation answers this, not an opinion.
Is this only suitable for luxury homes?
Not by address, but realistically by budget. The engineering is the same wherever it goes, and the sites that need it most are tight urban and suburban ones where a conventional garage is impossible. But the excavation alone puts it beyond most domestic budgets. It tends to make sense where the frontage, the architecture or the cars themselves are worth protecting.
Could a parking stacker be a cheaper alternative?
Cheaper and far less disruptive, yes — but not exempt. The common outdoor type sits in a pit, and a pit deep enough to take one breaks the one-metre ground-level limit the hard-surface exemption depends on. Surface-mounted versions avoid the pit, but the exemption covers a hard surface for parking, not a machine placed on it. An architect or planning consultant, a structural engineer, drainage input, and a specialist installer. Building Regulations apply whether or not planning permission is needed, and ESB Networks must be contacted before any work near overhead lines — the minimum clearance is six metres for lines up to 38kV and ten metres at 110kV and above.
Can the surface above still be used as a garden or driveway?
That is the entire proposition. The platform closes flush and the surface above can be finished to match its surroundings, including as parking for another car. What that surface can carry, and how planting works over a sealed structure, are design questions to settle early rather than assume.
