Could your house be exchanged?
Nobody pays anybody. You stay in their home, they stay in yours — or, on some platforms, at a different time entirely.
- Empty weeks A week or two most years when the house is genuinely empty. How many, and whether they are fixed by school terms, decides more than the house does.
- Beds How many people it can sleep — really, not at a push. Parking matters too, depending on where you are.
- Comfort Whether you would be comfortable with another family living in your home for a fortnight. Some people are, immediately. Some are not, and never will be. That is a perfectly good answer to reach early.
What your home unlocks
Your house is worth something to somebody else on exactly the days it is worth nothing to you.
Nobody is renting anything, and nobody becomes a landlord.
- Somewhere to stay that you did not have to pay for.No money reaches you. You pay an annual membership to the platform, and what you get back is accommodation you avoid paying for rather than income.
What makes a home exchangeable
- Where it is. Near whatever the other household came for. It does not have to be somewhere remarkable. People exchange to visit family, to walk, to work somewhere for a month.
- How many it sleeps. Enough beds for everyone is most of the requirement.
- When it is free. The weeks the house is standing empty anyway. Close to the whole list — and the first two came with the house.
How it could work
- A straight swap You agree a fortnight with another household. You stay in their home, they stay in yours, and everybody goes home afterwards. The catch is the matching: both households have to want the same two weeks. A platform handles the introductions, the profiles and the record of what was agreed.
- Points or credits A night at your home is worth a set number of points. Host now, and spend what you earn later, somewhere else. Your dates and theirs never have to line up. Whether points count as payment under the new rules is a separate question — see below.
- A second property A holiday home or an inherited house can be exchanged without anyone entering your own home at all. And it makes a house that sits empty for much of the year genuinely useful.
- Insurance Irish policies commonly restrict cover once a house has stood empty for a prolonged period. Whether an exchange counts as the house being occupied is not something we could establish for the Irish market. Ask your own insurer, in writing, before you agree dates. Any protection a platform offers sits on top of your policy, not instead of it.
- The register Ireland’s short-term letting register opens on 1 December 2026 and applies to accommodation offered for payment. In a straight swap nobody pays anybody, so on the wording of the rules there is no host and nothing to register. Nobody has published a ruling on home exchange specifically, so treat that as a reading of the rules rather than a settled position.
- What is not settled Whether points count as payment has not been decided, and no Revenue guidance addressing reciprocal home exchange was found. That is not the same as being told there is nothing to consider, and it should not be treated as it. Guidance from Fáilte Ireland or the Department naming home exchange would settle it.
- Mortgage and lease Mortgage conditions and management-company rules can both restrict who may occupy a property. We have not verified what any particular lender or management company allows. Both are worth checking before you list.

If money ever changes hands, it stops being an exchange and all the ordinary rules apply.

What a platform does, and what it does not
A platform handles the introductions, the profiles and the record of what was agreed, and you pay it an annual membership. It may hold a deposit and offer cover for accidental damage, cancellation, and homes that turn out not to match their listing.
